Student finance customers attending college or university in London might find that securing accommodation is tough.
According to Knight Frank, there is a major shortage of flats and houses for rent around the capital's top institutions.
Head of residential research Liam Bailey explained that there is "huge demand" from overseas students for places at university in the city and that this has created a great number of opportunities for investors.
"University accommodation in London is very, very undersupplied," he said.
"Investing in and around the London universities has been classed as being quite an attractive option for a lot of investors. Similarly, some of the bigger, higher profile universities in the country, like Manchester, Oxford and Cambridge et cetera [also offer opportunities]."
The expert added that those looking to buy in university towns should look at institutions whose student numbers are growing.
A recent report from Savills claimed that while student accommodation in the best locations is likely to be a strong investment over the next decade, it is not as promising in other regions.
